Finished walk-in shower and vanity in a handed-over luxury bathroom

How it works

A fit-only installation runs in a fixed order: survey, written scope, you order the products, we install them, and we hand the room back clean, tested and signed off. Here's each stage in detail.

  1. 1

    Survey — £125

An installer visits the property and takes exact measurements of the room, checks water pressure and flow rate at the relevant outlets, inspects the floor and wall substrate for deflection and suitability for large-format tile or stone, maps waste routes and the falls available to drain, and reviews the electrical supply if a shower toilet, underfloor heating or steam shower is being considered. If products have already been chosen, we check them against the room — carrier frame compatibility, waste positions, door swing clearances. The survey fee is not refunded if you decide not to proceed, because the time and expertise are spent either way.

  2. 2

    Written scope and fixed quote

You receive a written installation scope covering exactly what will be done — strip-out, first fix, tanking, tiling, second fix, and any coordination needed with registered gas, electrical or plumbing engineers — along with a fixed price. This is the document both sides work to, so there's no ambiguity later about what was included and what wasn't.

  3. 3

    You order the products

With the scope agreed, you order the sanitaryware, brassware, tiles and furniture — from a local showroom, a direct manufacturer order, or an online retailer, whatever suits the specification and budget. We tell you precisely what's needed: carrier frame models, tile quantities including an allowance for cuts and breakage, waste and supply positions, and critically, the date everything needs to be on site before we start. A missing item on day one of a fitted programme is the single most common cause of delay on fit-only jobs, so we're specific about timing.

  4. 4

    Installation

The installation itself runs through a fixed sequence, each stage protected so the next can be done properly:

    • — Strip-out — removal and disposal of the existing bathroom, with floors, stairwells and access routes protected throughout
    • — First fix — plumbing runs, waste repositioning, electrical cabling, and any structural work to support carrier frames or stone, coordinated with registered engineers where gas, Part P electrical or unvented hot water work is involved
    • — Tanking — waterproofing applied continuously across floor and wall junctions, upstands and pipe penetrations in every wet area, left to cure before tiling begins
    • — Tiling — set out from centre lines before the first cut is made, with falls built into wet room and shower floors, joints checked for lippage as the work progresses rather than at the end
    • — Second fix — sanitaryware, brassware, vanity units and accessories you've supplied are fitted, tested and sealed
    • — Snagging — a full walkthrough before handover, checking door swings, silicone lines, flush function, drainage and finish under good light

    Aftercare

The workmanship guarantee covers the installation — the tanking, the tiling, the fixing and sealing. Product warranties for the sanitaryware, brassware and furniture itself sit with the manufacturer or the retailer you bought from, which is why we recommend registering products on arrival and keeping receipts. If something related to the installation needs attention after handover, contact us directly and we'll arrange a visit.
